Our Development Strategy
Hudson Housing Lifestyle, LLC (“HHL”) HHL has engaged Morrison Cohen LLP as its boutique investment banking firm, complementing its strategic professional advisory engagements to conduct rigorous due diligence and streamline the development process for each location. Backed by sufficient seed capital, HHL is well-positioned to retain top-tier predevelopment teams, ensuring precision and efficiency in executing every project.
HHL has secured a $100 million revolving mezzanine facility to support the predevelopment phase, strategically positioning the firm to obtain a 221(d)(4) HUD-insured construction loan. This initiative is executed in collaboration with our WOSB and NYS-WBE certified construction management partner, who will provide a surety bond to guarantee an on-time, on-budget turnkey contract. The comprehensive scope of this partnership encompasses Engineering, Procurement, and Construction (EPC), ensuring seamless project execution and financial efficiency.
During the predevelopment phase, in collaboration with our construction partner, we will engage our financial institution to underwrite securitized assets backed by HUD, ensuring guaranteed construction funding and seamless access to permanent financing for each location. This strategic financial structure is designed to incorporate insured exit strategies from inception, mitigating risk and enhancing liquidity. Through our collaboration with top-tier professionals, HHL has established a framework that ensures efficiency and prevents delays throughout the development process.
Additionally, our construction partners will engage local union contractors, who will furnish performance bonds and ensure full compliance with prevailing wage requirements. This approach upholds the highest standards of construction quality and safety while strictly adhering to OSHA regulations, reinforcing our commitment to regulatory compliance and workforce integrity.
